Investment volume made a 17 percent jump from a year ago, small cap markets rebounded, and the shortage of available commercial inventory was the top concern for REALTORS®.
In Q3 2018, investment sales were up, sales volume rose by 1.6 percent on a yearly basis, and cap rates moved sideways. Low inventory remained the principal concern for REALTORS®, as a wide pricing gap between buyers and sellers affected over 20 percent of respondents. Prices grew 1.4 percent year-over-year. Leasing activity trended upward, as vacancies experienced upward pressures.
