Multiple Listing Service (MLS) Overview

The Multiple Listing Service, or MLS, is a collaboration among real estate professionals to share local property listing data and help match buyers and sellers. REALTORS® benefit from an economical, efficient, and competitive system for sharing property information and facilitating cooperative transactions, while their clients and customers have access to the most accurate and up-to-date information available.

There are hundreds of MLSs across the country, operating under a common set of rules that enable the smooth exchange of information within local markets. As internet technology and consumer demand for online access have grown, MLSs have evolved to support the widespread digital distribution of listing data, including through Internet Data Exchange (IDX), under which brokers consent to display each other’s listings on participant websites and mobile applications they control. Many MLSs also provide listing information to third-party aggregators such as realtor.com® and others through syndication or similar agreements, unless the broker withholds consent.

NAR also advocates for MLSs and real estate professionals before Congress and federal agencies. NAR supports public policies that ensure MLS data remains accurate, widely accessible, and able to support competition, transparency, and efficient markets, while working to address emerging federal issues—including data privacy, artificial intelligence, copyright, and competition policy—that could affect how MLS data is used and shared.
