“Choose clients wisely. Don’t be afraid to cut your losses and move on.”

What makes him special: Green turned a childhood dream into reality and became a multimillion dollar producer along the way.

No “I Spy” games for him: During childhood car rides, Green dreamed about fixing up rundown farmhouses he saw. Four years ago Green realized his dream when he bought and restored a Washington, D.C., townhouse. When Green sold the property, his salesperson urged him to pursue a career in real estate sales.

No warm-up time: Green entered sales full time in June 2001 and became licensed in Maryland, Virginia, and Washington. Last year, he closed 44 transactions, covering the gamut from new construction to historic properties. His 2002 volume was $12.5 million.

His secret to success: Developing genuine relationships. He singles out two customers or prospects each week to take to lunch, and he hosts bimonthly dinners at his home. In addition, he throws two parties annually, at which he plays the piano and sings. “It gives clients a chance to see me in a new light.”
