The new October 2020 NAR SentriLock Home Showings Report indicates that there was a slight decrease in nationwide foot traffic on a month-over-month basis, but showings activity remain at elevated levels with respect to year-over-year activity, according to data from SentriLock, LLC, a lockbox company. Showings rose in the West and Northeast regions, but declined in the Midwest and South regions. October 2020 United States showings were up 21% year-over-year. October 2020 Sentrilock SentriKey® Showings were 1,023,883 while October 2019 showings were 843,311. Total U.S. cards for the month of October reached 196,140.
The diffusion index is an indication of the diffusion of growth across MLS boards. An index above 50 means more boards reported a year-over-increase in showings than the number of boards that reported a decrease. The index increased by 7.4 points to 39.8, with 38% of roughly 200 MLSs boards reporting a year-over-year increase in showings with Sentrilock lockboxes.
The Northeast Region recorded the largest y/y percent change in showings ever record with 114%
Northeast region showings, 75,503, substantially increased from the prior months’ showings, 35,070. The Northeast Region saw a substantial increase in year-over-year showings, 114% due to late opening and represent the largest year-over-year percent change ever recorded and is the largest among all regions. Sentrilock Cards increased towards 21,907 in October. The Northeast Region came in last on a showings per card basis at 3.4.
The Midwest Region showings decreased mildly from the prior month
Midwest Region showings decreased 4% year-over-year in October. Showings decreased from 330,546 the prior month to 267,519 in October. Despite the decrease, the Midwest Region had the second most showings among all regions while Sentrilock Cards decreased for the first time this year as it recorded 52,478. Showings per card was 5.1, marginally less than U.S. showings per card of 5.2.
The South Region showings declined 3% y/y
The Southern Region had the second most showings with 182,146, a decrease from the prior month and was down 3% on year-over-year basis. Sentrilock Cards decreased for the first time this year. October cards were 43,286, down from last months’ 50,406. Sentrilock SentriKey® Showings Per Card remained the same as the prior month, 4.2.
West Region showings increased 46% y/y
Western Region showings increased from the prior month to 498,715. The year-over-year percent change in showings was an increase of 46% for which is more than double the amount of the national level. Western Region cards slightly decreased from 78,730 last month to 78,469 in October. Despite the decrease, the cards figure ranks 1st amongst all regions. Sentrilock SentriKey® Showings Per Card outpaced the national level with 6.4 showings per card for the month.
