Homeownership represents the achievement of the American dream. It is the primary pathway for moving up the economic ladder and accumulating wealth and is associated with positive educational, health, and other desirable social outcomes.1 As of 2021 Q4, a homebuyer who purchased a typical home 30 years ago accumulated $352,100 in housing wealth due to price appreciation and the payment of the principal.2 In 2019, the median net worth of homeowners was $255,000, 40 times the median net worth of renters of $6,300.3
However, a large homeownership rate4 gap still exists across racial groups, with a 29-percentage point gap between Whites Only (72%) and Black Alone (43%) and a 21-percentage point gap for Hispanics (51).
Housing and real estate contribute to economic output and employment. In the fourth quarter of 2021, consumer spending for housing and utilities and real estate construction (residential and commercial) totaled $4.6 trillion and accounted for 19% of gross domestic product.5 Based on the most recent data (2020), 17.9 million people were employed6 (payroll or self-employed) in real estate, construction of buildings, or specialty trades, accounting for 9% of total employment.
