In the past, real estate sales associates did not have to do much to get colleagues to view their listings, but today practitioners are making their caravans are more elaborate to attract other agents.

"If you want them to come, feed them well," says Prudential California Realty's Lynn Yang.

Rather than provide such mundane stacks as a dish of candies or a pot of coffee, associates are finding that omelets, salads, and pastry bars, among other treats. These feasts are necessary to generate interest, practitioners say.

Some real estate professionals are going as far as offering homemade cookies in personalized tins to draw crowds, and a menu often is advertised alongside a listing's asking price on materials circulated within real estate circles.

While some real estate pros would rather shell out cash on advertising, others are willing to serve a fancy lunch if that's what it takes to sell the home.
